What PropFolio does

A portfolio in one place
Properties, values, rent and expenses are tracked together, so the whole portfolio reads as one thing rather than a folder of spreadsheets.

Records that stay with the property
Tenant, maintenance and compliance records are kept against the property they belong to, so history stays where you will look for it.

Local-first by design
Your portfolio lives in the app on your device. There is no account to create before you can start entering properties.

Encrypted portable backups
Save an encrypted backup to Files, iCloud Drive or another destination you choose, and restore from it later.
Where your data lives
PropFolio is local-first. The current app builds run with the CloudKit database switched off, so the app does not automatically sync your portfolio to iCloud.
Moving a portfolio between devices is done with backups rather than live sync. You can save an encrypted backup to Files, iCloud Drive or another destination you choose, and restore it later. Restoring loads a snapshot: it is backup and restore, not live multi-device sync, so two devices are not kept in step with each other.
The passphrase and recovery key for a backup are the owner's responsibility. Keep them somewhere you will be able to reach again.

Optional extras
Neither of these is needed to run a portfolio in PropFolio. Both are off until you set them up.
Rent Advisor
Rent Advisor can send a rounded, minimised summary of a property to Anthropic for a rent view. It uses your own Anthropic API key, and consent is required before data is sent. It does not provide investment advice.
Bank connection
Where a supported TrueLayer setup and the necessary permissions are in place, an optional bank connection can be used. It depends on that setup and is not guaranteed to be available.

Start with the overview
The dashboard opens on a summary of the portfolio, so the first thing you see is how the whole thing stands rather than a blank list.
Organise your properties
Properties are listed together, so you can move between them and keep each one's records in a single place instead of chasing them across apps.
Inspect the figures for one property
Open a property to work with its own numbers: value, rent and expenses, kept alongside the records for that property.
